Why Cracked Concrete Is a Problem

Cracked concrete isn’t just an aesthetic issue. Cracked concrete can both be caused and exacerbated by water damage. This creates a snowball effect that needs to be addressed quickly to avoid escalating damages and costs.


Luckily, cracked concrete can always be fixed. Depending on the cause and the location of the cracked concrete, the concrete may simply need to be resurfaced or the crack can be filled with sealant. For severe cracks or concrete that provides structural security, the concrete may need to be replaced entirely. What Causes Cracked Concrete

Concrete can crack due to soil compaction, rebar expansion, spalling, and natural ground movement including earthquakes.


Soil compaction is caused by the weight of the concrete creating soft spots in the ground. The concrete then sinks into said soft spots causing cracks.


Rebar expansion is caused by rust which is caused by moisture. The quality of the rebar can prevent this issue. Most rebar prior 1970s were of lower quality with a low carbon amount. 


Spalling is caused by calcium heavy rainfall. The calcium starts eating the concrete, causing it to break off in chunks. This exposes the rusted rebar which is both aesthetically unpleasing and dangerous. 


Ground shifts overtime depending on the composition of the soil. High clay content holds more moisture which causes expansion and retraction through the seasons. Properties located close to fault lines are especially prone to earthquake damage.


Fresh concrete can crack as it dries. As the water evaporates, concrete shrinks. This process creates tension that can crack the concrete if said concrete isn’t laid with absolute perfection.  Resurfacing concrete will hide the crack and prevent water from seeping through. Unfortunately, cracks are likely to remain deep inside the concrete. As a result, resurfacing concrete is not an ideal solution for cracks in concrete that provides structural support.
